O&M Starts Before COD: Why Maintenance Planning Belongs in Solar Development and Due Diligence

Most conversations about solar farm maintenance start after the site is already running — a plant is producing, something needs attention, and someone goes looking for a contractor. But by the time a solar farm reaches commercial operation, a large share of its lifetime maintenance cost is already locked in. It was set months or years earlier, in decisions made during design, grading, and construction that nobody framed as maintenance decisions at the time.


That's why solar farm O&M planning isn't only an operations question. For developers, it's a design question. For investors and acquirers, it's a due-diligence question. And getting it right — or catching where it went wrong — before a site is built or bought is worth far more than optimizing maintenance after the fact.

Maintenance Cost Is Designed In

The single most important thing to understand about solar farm maintenance is that a site's maintainability is largely determined by how it was built. Two sites of identical size and capacity can have very different lifetime O&M costs purely because of design and construction choices. Consider a few:

  • Grading and drainage. How the site was graded, and how stormwater was designed to move across it, determines how much erosion and civil work it will need for its entire life. A site with inadequate drainage will fight erosion forever. A well-graded site with proper stormwater management largely avoids it.

  • Ground cover establishment. What was seeded, and how well it established during construction, shapes the vegetation battle. A site that established good, appropriate ground cover starts ahead. A site left with bare or poorly-seeded soil invites erosion and aggressive weed growth from day one.

  • Row spacing and access. How accessible the rows and equipment are determines how efficiently — and therefore how cheaply — crews can mow, wash, and inspect. Tight, hard-to-access layouts raise the labor cost of every maintenance visit for decades.

  • Racking and equipment choices. The specific systems installed carry their own maintenance and inspection requirements, and some are simply more demanding to service than others.


None of these can be meaningfully changed once the site is operating. They're baked in. Which is exactly why maintenance thinking belongs at the design stage, when these decisions are still being made.


For Developers: Build for the Whole Life, Not Just COD

Developers are, understandably, focused on getting a project to commercial operation on time and on budget. But the choices that get a site to COD most cheaply aren't always the ones that make it cheapest to own over 25–30 years. A slightly larger investment in drainage, ground cover establishment, or access during construction can pay back many times over in reduced maintenance cost across the asset's life.


This matters even more when the developer intends to sell the operating asset. A site that's cheap to maintain and shows a clean, well-managed condition commands a better valuation and moves through a buyer's technical due diligence more smoothly. Building with maintainability in mind is, in effect, building in resale value.


Bringing an O&M perspective into the development process — even informally, by consulting a maintenance provider on design and construction choices — is one of the highest-return, lowest-cost things a developer can do. For Acquirers: Maintenance Condition Is Due Diligence

If you're acquiring an operating solar farm, its maintenance condition and history are core to what you're actually buying. Technical due diligence exists precisely to surface the physical and operational realities that the financials alone don't show — and maintenance is central to that.


What to scrutinize before you buy

  • Erosion and civil condition. Is there active erosion, drainage failure, or racking-area settling? These are expensive to remediate and signal how the site was built and maintained.

  • Vegetation state. Is the site under control, or has vegetation management fallen behind? A neglected site can take a season or more of intensive work to bring back.

  • Electrical and structural condition. Have inspections been done? Are there undiagnosed underperformance issues, hardware problems, or deferred repairs hiding in the production data?

  • Maintenance records. Is there a documented history, or gaps that suggest deferred maintenance you'll inherit?


A site being sold with a thin or gap-filled maintenance history should raise the question of what's been deferred — and what it will cost to catch up. The pattern across everything above is the same: the earlier maintenance is considered, the cheaper it is to get right. A drainage decision made during grading costs almost nothing extra and saves years of erosion repair. A maintenance issue caught during acquisition due diligence gets priced into the deal instead of surprising you afterward.
